Bigger and Better: Mesquite's Project Renewal
In September 2007, the Mesquite City Council, in partnership with the Mesquite Independent School District and the Mesquite Chamber of Commerce, began a community revitalization effort called "Project Renewal."
Project Renewal is the City's pro-active response to addressing several issues associated with being an inner-ring suburb in a large, metropolitan area.
This aggressive economic development and community revitalization plan is designed to spur new development and revitalize the aesthetic appearance of residential and commercial spaces.
Since its inception, Project Renewal efforts have been responsible for attracting approximately $90 million in proposed new development (including Peachtree Towne Center, a new SuperTarget, a number of restaurants and several businesses and industries.
The City has also made significant strides in improving its infrastructure, addressing major projects such as improvements to I-635 and a new bridge at Tripp Road, along with several neighborhood revitalization projects benefiting select neighborhoods.
One of Project Renewal's key initiatives is the adoption of new zoning for "city gateways." In December 2007, the city council approved new land development policies for areas that are identified as being both attractive for development and exposed to a high number of commuters.

Creating a Better Community: Award-winning Planning and Zoning Efforts
To implement the City's vision of an attractive, livable community, the Planning Division and the Planning and Zoning Commission utilize the SmartCode® regional sector planning model. As one of only three cities in the state to incorporate this model, the planners are ensuring all future developments are mapped to maximize sector usage.
The City recently crafted the Community Appearance Manual that sets uniform standards for the architectural design of development of all projects.
To transform the visual image of the City and create sustainable, vibrant neighborhoods, the Planning Division has developed the Comprehensive Plan Element for the Extraterritorial Jurisdiction (ETJ).
The Comprehensive Plan Element for the Extraterritorial Jurisdiction (ETJ) was selected by the Texas Chapter of the American Planning Association to receive its 2008 Comprehensive Planning Award, and the City of Mesquite also received an Honorable Mention for its Community of the Year award, as a result of the division's planning work relating to Project Renewal.
